The Waterside at Alki Beach is a 5-story 22-unit condominium overlooking beautiful Puget Sound. Constructed in 1997 these high-end condominiums had experienced water intrusion through windows, deck doors and other penetrations in the Exterior Insulated Finish System (EIFS) envelope. Cost of repairs was $2.2 million, taking just over a year to complete.
Restoration involved removing and replacing all flashings, windows and sheathing damaged by the water intrusion. An EIFS drainage system warranted by Synergy Corp., replaced the original EIFS cladding. During the demolition process the deck framing was found to be unacceptable by the structural engineer. The deck framing and structural members were also replaced and reinforced.
