Tatley-Grund Inc. was awarded the project through a competitive bid process. The scope of work consisted of complete removal and replacement of the exterior caulking sealant at the panel-to-panel joints and the glazing wet-seal on this luxury office high-rise. In addition, a significant portion of the work included installation of approximately 10,000 per-cured silicone extrusion pieces. At 50 stories, the building presented significant access problems and is subject to high winds off Puget Sound. The dark panels required the work to be performed at night due to high daytime temperatures. Access was provided by use of custom swing stage equipment. Tatley-Grund self-performed 100% of the work.
Restoration involved removing and replacing all flashings, windows and sheathing damaged by the water intrusion. An EIFS drainage system warranted by Synergy Corp., replaced the original EIFS cladding. During the demolition process the deck framing was found to be unacceptable by the structural engineer. The deck framing and structural members were also replaced and reinforced. Utilizing a fully covered scaffolding system the homeowners were able to remain in their units while the Tatley-Grund, Inc. staff continued their work in all weather conditions.
